Monthly home watch plans
Plans are priced by how often we visit and the type of home. Every plan includes our full checklist, a confirmation of each visit, and peace of mind. Because of Southwest Florida's hot summers and extremely high humidity, we recommend weekly checks. A lot can go wrong in a short period of time, like a failed AC unit leading to mold or a slow leak going unnoticed. Most of our customers choose weekly visits, with bi-weekly being the next most common. Monthly or as-needed visits are less common, but available.

With our hot summers and extremely high humidity, a lot can go wrong in a short period of time. Weekly visits catch problems early.

Our second most popular choice, for homeowners who want regular visits every other week.

A thorough monthly check. Less common, but available. As-needed visits are available too.

A custom checklist for your home
Every checklist includes a custom section built around your specific home and your requests, so the things that matter most to you are checked on every visit.
Simple monthly billing
We bill monthly, not by the visit. You get one easy monthly bill, and we don't bill for the months you're in-residence.
We coordinate your vendors and projects
Have a contractor, repair or project underway? We coordinate with your vendors and follow up to make sure the work gets done, and keep you posted along the way.
Thorough and detail-oriented
We take our time on every visit, inside and out, and send you a confirmation after each one, so small issues are caught early.

Outside
- Inspect yard for trash and debris
- Bring in mail and packages
- Monitor landscaping
- Look over siding, roof and gutters from the ground
- Check doors and windows for signs of break-in
- Inspect for vandalism
- Look for signs of pests or insects
- Check pool and spa for obvious issues
- Open and close garage doors
Inside
- Check temperature and humidity readings
- Look for signs of pests or insects
- Check under all sinks and around toilets for leaks
- Run water in all sinks, tubs and showers
- Flush all toilets
- Run the garbage disposal
- Check that lights and fans work
Overall
- Check the breaker box for tripped breakers
- Confirm windows and doors are locked
- Confirm the security system is working
- Check appliances for power or signs of thawing
- Look for wetness, mold or mildew

Stock the fridge before you arrive. Flat hourly rate plus the cost of goods.
Pre and post storm services
Shutters installed or closed, outdoor furniture brought in, and a post-storm status report. For our home watch customers. Not a customer yet? Book a one-time post-hurricane inspection.
Open and close your home
We close up after you leave and get everything ready before you return.
Cleaning
From a quick tidy-up to a deep clean, priced by what your home needs.
Packages and mail
We bring packages inside on our visits, or pick up and forward your mail.
Water systems
Softener salt checks and whole-home filter replacements.
Contractor and guest meet
We meet or supervise contractors, vendors and guests so you don't have to.
Vehicles and golf carts
We start or drive your vehicles and golf carts to keep batteries charged and everything in running condition.
